1. Visit a mortgage specialist and get pre-approved, that way you can establish a comfortable price range. There's nothing more heartbreaking for buyers than falling in love with a home that you can't afford.
2. You'll need money for a deposit, save anywhere from $3,500 to $20,000. This is typically required within 48 hours of your offer being accepted.

1. Based on your criteria, I will create a custom search so the homes I email you won't be outside of the parameters of what we discussed.
2. We will narrow down the list, we'll pick a window of time that works for you and I'll start setting up showings!
3. Pay special attention to everything - the condition of the exterior as well as the interior. There are things that can be upgraded, updated over time but see if you like the general flow of the floor plan.
4. During the showings it will be a process of elimination, which home is at the top of the list and all the reasons why!
1. Drum roll please....you have found the home of your dreams and want to make an offer!! I will take a look at what has sold in the area and for what price. Often, there is a chance you can negotiate and once the offer is submitted the seller has three options: reject the offer, counter your offer or hopefully, accept it!!
2. Often there is standard conditions when it comes to offers:
- The offer is subject to a home inspection at your expense.
- The offer will be subject to financing.
- The offer is also subject to the review and acceptance of a few documents: Property Condition Disclosure Statement (otherwise known as a PCDS, where the sellers legally need to disclose any past or present issues with the home), as well as a Property Information Disclosure (known as a PID, which will outline work that has been done, if any, without permits).
3. There is also a common term that will be incorporated into the offer: that all the appliances be in working order as viewed the day of the showing.
